Under the Philippine Retirement Authority (PRA) servicing rules, an eligible Special Resident Retiree’s Visa holder may request conversion of the required visa deposit into an allowable active investment. The available routes include acquisition of a condominium unit in the principal retiree’s name or qualifying long-term leasehold rights over a residential house and lot, townhouse, or condominium.
For a condominium purchase, the PRA’s published requirements include an Investment Request Form, a notarized Retiree’s Deed of Undertaking, the deed or contract supporting the acquisition, title and tax records, an ocular inspection, and any applicable visitorial fee. PRA materials indicate that the property value must generally meet the applicable investment threshold, commonly at least USD 50,000 or the required visa-deposit amount, depending on the transaction and scheme.
For a long-term residential lease, the published framework requires a lease term of at least 25 years and a value of at least USD 50,000. The retiree and lessor must execute the prescribed undertakings, and the property title, tax declaration, notarized lease, required annotations, and inspection must satisfy PRA review. The arrangement is subject to approval; signing a private lease does not by itself complete conversion of the deposit.
SRRV holders should also plan for what happens if the investment is sold, transferred, terminated, or otherwise ceases to qualify. PRA states that the retiree must substitute another allowable investment or redeposit the required amount with a designated bank to maintain program compliance. Property due diligence, title verification, tax consequences, condominium restrictions, and foreign-ownership rules require separate review.

This article is general information; investment conversion depends on PRA approval and the facts and documents of the proposed property transaction.
